REVERSE MORTGAGES  ~  ALL 50 STATES

Let your home help with what comes next.

You spent years building equity. A reverse mortgage may let you use some of it while you keep living in the home you love. Let's see whether it actually fits your plans.

No required monthly principal and interest payments on the reverse mortgage. You remain responsible for property taxes, insurance, maintenance, and other loan obligations.

A REAL CONVERSATION FIRST

Retirement would be easier
if the house chipped in,
right?

That is the basic idea. A reverse mortgage converts part of your home equity into funds you can use, without a required monthly principal and interest payment on that reverse mortgage.

It is still a loan. Interest and fees add to the balance over time, reducing the equity left in the home. You keep title, live in the home as your primary residence where required, and continue paying property charges and caring for the property. We'll look at both the freedom and the trade-offs before you decide.

THE RIGHT FIT DEPENDS ON THE WHOLE PICTURE

More than one way to use
your equity.

I can help you compare FHA-insured HECM options with proprietary reverse mortgages from Finance of America. Program features and availability vary by state and borrower situation.

01 / FHA-INSURED

HECM

For eligible homeowners age 62 or older, a Home Equity Conversion Mortgage may offer a line of credit, monthly disbursements, a lump sum, or a combination, subject to program rules.

HUD-approved counseling is required. A HECM can also be used to buy an eligible new primary residence.

02 / JUMBO REVERSE

HomeSafe

Jumbo proprietary reverse mortgage can offer possibilities for higher-value homes and circumstances that may call for a different structure than a HECM.

Available for homeowners as young as 55

Age, property, proceeds, and state availability depend on the specific HomeSafe program.

03 / SECOND LIEN

Second Mortgage

Some homeowners may be able to access equity while keeping an existing first mortgage in place, subject to eligibility and availability.

Available for homeowners as young as 55

Any required payments on your existing first mortgage continue. We'll compare the full cost and obligations.

When we discuss your specific loan parameters, we will confirm current availability and requirements for your state.

GOOD QUESTIONS, STRAIGHT ANSWERS

What people usually
want to know.

Reverse mortgages can be useful, but the details matter. Here are a few starting points.

Do I still own my home?

Yes. You retain title. The lender has a lien, as with a traditional mortgage. You must meet the loan obligations, including applicable occupancy, property tax, insurance, and maintenance requirements.

When does the loan have to be repaid?

Generally when the last borrower sells the home, permanently moves out, or dies, or when certain loan obligations are not met. The exact terms and protections depend on the program.

What happens to my heirs?

Heirs generally can sell the home and use the proceeds to repay the loan, or explore keeping the home by paying off the balance under the program's rules. We can discuss the details for the loan you are considering.

Is a reverse mortgage only for people who have paid off their home?

No. An existing mortgage may be paid off with reverse mortgage proceeds at closing if enough funds are available. A HomeSafe Second may allow an eligible homeowner to keep a first mortgage in place.

Can I use one to buy a home?

Yes, a HECM for Purchase may help eligible buyers age 62 or older purchase a new primary residence using a down payment and HECM financing. The purchase and property must meet program rules.
